One of the greatest mortgage products in the history of the mortgage industry is rapidly going away due to the unwarranted fear of Wall Street. That loan is called the option arm, power arm, assured arm, pay option arm, and dozens of other names. Since it first appeared about five years ago it has made investing in real estate EXTREMELY attractive and has made the average investor aware that real estate can be a much better investment than the casino that is Wall Street.

Now the big Wall Street banks cannot afford to have the average consumer consider taking their investments from Wall Street and invest them in Main Street. The Wall Street bunch realized that THEIR product (the deferred interest loans) was actually dramatically improving real estate as an investment and once Wall Street discovered that they have had to come up with a way to eliminate those loans. They are aggresively doing that as we speak. From a practical perspective, they are virtually gone from the marketplace as we speak. I suspect they will be a distant memory in the very near future.

So how do you make lemonade out of this huge basket of lemons? You do so by being creative. You do so by thinking out of the box. These are skills lost to most of the population.

There are an absolute ton of these loans in the marketplace. They, coupled with more traditional interest only loans (which are also under attack), have been the mainstay of the purchase and refinance markets for the past several years.

Thanks to the orchestrated efforts of the media and politicians (who know nothing about finance), the average consumer that has one of these loans thinks it is the work of the devil. Unless a mortgage broker has taken the steps I do to help a client understand this type of financing, the consumer is confused and scared.

The average homeowner moves every 6.5 years. In Colorado (where I live) that number is actually around 5 years.

Using non-traditional real estate acquisition techniques like my personal favorite - the equity split lease option, you as a real estate investor should seek people with these loans out and approach them about working with you. You will have great financing, cash flow, and they will have outstanding tax benefits.
